Our Turnaround

We know firsthand how discouraging condo ownership can feel when the care and rental results fall short. Taking responsibility for our own properties changed our direction—and became the foundation of Stay Young Getaways.

Same Condos. A Different Story.

Read our turnaround story

Life can unfold in mysterious ways. :-)

We bought our Grande Cayman condos imagining time at the beach with our children and grandchildren, with rental income helping make it possible. We expected professional management to handle the details while we continued living in the home we loved—what we thought would be our forever home.

Unfortunately, things didn't work out quite as we had imagined. After working with several property management companies, we faced disappointing rental results and growing financial concerns. What had begun as an exciting investment in our family's future became a source of real worry. We even wondered whether buying the condos had been a terrible mistake. By the spring of 2026, we knew something had to change.

Faced with a situation we had never anticipated, we took a deep breath and stepped into something we had never intended to do: manage our condos ourselves.

It seemed to me that if we focused on providing great service, we could turn things around. We started with thorough cleaning, timely maintenance, and especially close attention to our guests. Later, I learned how to price the condos in a way that improved occupancy while protecting the bottom line. Above all, we made guest communication personal, warm, and responsive.

To my amazement, the condos began turning around almost immediately, especially as the good reviews started coming in. However, managing them from 150 miles away was challenging, but something else surprised me. Not only were the financial results improving, I was actually enjoying what I was doing!

That left us facing a difficult choice. Understatement if there ever was one! We loved our home on the golf course in Sanford, North Carolina—our little piece of retirement bliss—and had always thought it would be our forever home. But the financial burden of the condos had become almost overwhelming, and with the real estate market so soft, selling them wasn't a realistic option. At the same time, I was beginning to see what they could become. I'd also discovered how important it was to be nearby, where I could get to a problem in about 15 minutes instead of trying to solve it from 150 miles away.

So there we were. Do we hold on to the home and retirement we loved, or leave it behind to give these condos their best chance of success? We had no guarantees, no way of knowing what lay ahead, and more than a little anxiety about such a major change. But with a mixture of hope, apprehension, and faith, we took the leap and moved to Myrtle Beach.

And yes, we made the right decision!

As of October 26, 2026, our three-bedroom condo, Unit 1059, had a 4.98 Airbnb rating and our one-bedroom, Unit 553, had a 4.92. Both were Airbnb Guest Favorites, ranked among the top 5% of eligible listings. But perhaps the most gratifying turnaround of all was the bottom line. What had once been a source of financial anxiety was becoming a much healthier investment. We learned something we wished we'd known from the beginning:

Grande Cayman can be a very good place to own a vacation rental!

And there was another unexpected blessing. We've come to love living in Myrtle Beach—the ocean, the beach, the people we've gotten to know, and the pleasure of welcoming guests. What began as a reluctant leap into the unknown has become a chapter of life we're genuinely enjoying.

Looking back, we can see how even those difficult experiences worked together for good. They also gave us a personal understanding of what fellow owners may be going through.

That's why we offer the attention, accountability, and control we had wanted for ourselves. We're intentionally building a small, locally managed portfolio so every owner has a direct relationship with us—and we're happy to start with a conversation about your situation, without pressure or obligation.

Straightforward fees. Clear terms.

12% management fee for your first year, calculated on rental income after booking-platform and payment-processing fees.

No management commission on cleaning fees or taxes.

If you have already received a 10% offer, I will honor it.

Your listing stays yours. Your booking platforms pay you directly. No long-term commitment, and our management rate will never exceed 15%.

We believe in earning your business, not locking you into it.

Your listing and its history stay in your account. Booking platforms pay you directly, and Steve bills you separately. After year one, any change in the management rate is discussed with you in advance. You can cancel anytime.

What the 12% first-year fee includes

If your condo has not been getting the care or results you hoped for, changing management can be a fresh start. A transition can also take work: depending on the listing and its history, we may need to rebuild momentum, improve presentation and earn guests’ confidence.

The introductory rate gives us that first year to work hard alongside you. It includes guest communication, pricing and calendar oversight, cleaning-team coordination, personal turnover inspections and up to 30 minutes of minor maintenance labor during a scheduled turnover visit. Parts, materials, larger repairs and specialist work are discussed separately.

The fee is 12% of rental income after booking-platform and payment-processing fees. No management commission is charged on cleaning fees or taxes. For example, $1,000 in rental income after those fees means a $120 management fee.

After your first year, we'll review the results together and discuss any adjustment in advance. Our management rate will never exceed 15%.

Cleaning, welcome gifts and the separate cleaning charge

You receive the guest’s cleaning payment through your booking platform. Steve then bills you for that full guest cleaning charge and uses it to arrange and pay the cleaning team, provide welcome gifts and support turnover coordination and inspections.

We work closely with an exceptional cleaning partner. A thoroughly clean condo, thoughtful presentation and towel art help make the arrival feel special. Welcome items usually total about $20–$25 per stay and may include coffee, chocolate, snacks and water; the selection varies.

The cleaning charge is not simply reimbursement of the cleaner’s invoice. It can exceed what the cleaner is paid. The difference helps cover welcome items, coordination, inspection travel and related work, and may leave a small margin. There is no additional management commission on that cleaning charge.

How to compare this fee with another company’s quote

Compare what each percentage applies to, what the cleaning charge covers and which services are included. A percentage of room revenue and a percentage of the amount left after platform fees are different calculations.

As an illustration only: if booking-platform and payment-processing fees totaled 15.5% of $1,000 in rental income, $845 would remain before management. Our 12% management fee on that $845 would be $101.40. This example isolates rental income; actual fees vary. Cleaning fees and taxes are excluded from our management commission.

This is an introductory offer for owners who value personal attention and clear control of their business. Whether it offers better value than another arrangement depends on the full fee structure and services. Strong care and thoughtful pricing support performance; they do not guarantee a particular income or rating.

Portia's work in medical coding and auditing calls for accuracy, consistency, and a careful eye for details.
